Buildings between Via de la Paz and Swarthmore on Antioch burned during the January 7 Fires. The retail center held 11 businesses in small store fronts.
Four of the former storefronts at 15326 Antioch were sold to 15326 Antioch LLC on March 6 for $1,526,000 to a business entity in Beverly Hills. This was the first known commercial property sold after the January 7 Palisades Fire.
The property, which had belonged to the Lee Family, was a 3,493-sq.ft. building on a 3,992-sq.ft. lot, and housed UPS, Katie O’Neill’s Fine Art, Hilites Hair Salon and Maven
Now the remaining block, which included Joe’s Barber Shop, Juice Crafter, Lemon Nail Salon, Marc Michell, Geller’s and Elyse Walker has come on the market for $7,950,000.
Zoned LAC2, the 20,635 sq.-ft. parcel includes the addresses 15300 and 15314 Antioch Street. Prior to the fire the previous structure was 11,000 sq. ft. of retail.
This land, which stretches from Swarthmore Avenue towards Via de la Paz, has been held in a family trust. This property has not come on the market for more than 40 years. The land is in the Palisades Village where specific plans have a 30-ft-height limit.
Andrew Wong of RE/MAX One Commercial is handling the sale which has been called a “prime development opportunity” andrew@RemaxOneCommercial.com.
Several Palisades residents were asked at the weekly get together at the Hive eatery, if they would support a multi-story structure, with the first-floor retail and the upper floor for seniors or teachers. The reaction was mixed. One said, “no” because increased density could be an issue, another said, “if it means that something gets built faster to bring retail stores, back, “yes.”

The Village won’t be a ‘Village’ with tall buildings at its center…
And who is behind the purchases? Rumor… and is only rumor…is Caruso, per one of the former tenants. Someone apparently got all the permits cleared quickly to start work, while home rebuilding permits all over town are languishing or being rejected. Just curious . Increased density is not what we need, given how close we came to major casualties in January.
